SUSTAINABLE PLANNING • ARCHITECTURAL DESIGN • PROJECT MANAGEMENT

NEEDBASED provides a broad range of expertise to sustainable and affordable residential development. With a strong belief in an integrated project approach, NEEDBASED provides guidance and management to complex projects that require a multi-disciplined approach. We prioritize and balance parameters while holding a project team to their highest standards.

Sustainable Planning:
NEEDBASED has provided integrated project planning and design to residential developments within Santa Fe and it’s overlay districts. An integrated planning approach can have the greatest positive impact on a project, with a clear understanding of the project parameters good planning is a powerful tool.

Architectural Design:
Started in 2002 Needbased has designed and overseen a broad range of projects in the city of Santa Fe and the state.  With strong hands-on experience in biding and construction NEEDBASED is able to design to and maximize a project budget to the clients best interests. NEEDBASED firmly believes in prioritizing carbon footprint reduction during construction and the building’s lifespan. Our approach is to first maximize the existing conditions through development of appropriate site planning and primary architectural details. We have then found that investing in the shell of the structure both in terms of durability and insulation provides significantly better returns then simply increasing the efficacy of the component that uses the fuel.   This principle of conservation through thoughtful design first, efficiently of components second is applied throughout our projects.

Consulting:
Jonah Stanford has consulted on projects nationally and internationally on subjects ranging from structural stabilization, historic preservation, and economic development. We provide concrete, applicable recommendations and solutions that address the clients needs. Project Management:
In addition to providing project management on NEEDBASED architectural work, Jonah Stanford has provided project management on nationally recognized projects through out the United States ranging from Court House restorations to neighborhood developments. Our approach to project management is to find an alignment shared by involved parties and to manage and empower the project team to meet the highest standards within their fields of expertise while maintaining a clear view and understanding of the client’s requirements.

Professional Experience:

Management

  • • Overseen and managed the biding and contract negotiations of over 90 million dollars worth of construction related activities from both contractor and client perspectives

  • • Coordinated and managed multi-disciplined teams of planners, architects, engineers, contractors, and consultants to successful project completion

  • • Managed and overseen the entire process of concurrent large scale residential housing developments from land acquisition to vertical construction

  • • Recruited, trained, and managed contractors, administrative staff, and field crews 

  • • Trained personnel in Best- Practice techniques of Green Building, Historic Preservation, Construction, and Structural Stabilization.

Design & Construction

  • • Developed and managed implementation of structural stabilization and seismic retrofitting of national and state historic register properties

  • • Successfully implemented local, state, and national green building standards through integrated design and construction processes

  • • Designed and oversaw construction of one of New Mexico’s first LEED for Homes projects during the U.S. Green Building Council pilot project

  • • Lead the development and implementation of LEED for Homes certified (Platinum) houses for affordable housing developments while maintaining budget parameters

  • • Generated record architectural drawings (HAER Drawings) for the U. S. Department of Energy

  • • Represented development projects to governing bodies overseeing annexation, zoning changes, and historic districts to achieve approvals and partnerships

  • • Provided comprehensive reports and consulting to Federal, State, and City clientele on subjects ranging from economic development to seismic retrofitting

  • • Generated pro forma’s and project analysis of raw land for affordable housing developments for organizational review

  • • Taught sustainable building practices for the New Mexico State Environment Department

  • • Presented lectures on project management and Historic Preservation at academic conferences

  • • Designed to, inspected for, and maintained compliance with The Secretary of Interior Standards for Historic Preservation on federal, state, and county projects.  Understand incentives and funding sources for Historic preservation and have processed projects to achieve eligibility

  • • Designed to, inspected for and maintained standards set forth by HUD, Section 8, MFA, and accessibility requirements regarding affordable housing.  Understand incentives and funding sources for Affordable Housing such as tax credits, CDBG, and HOME money and their processes

2009: GreenWORKS Competition - Overall Winner (NEEDBASED Inc)
Sponsored by the City of Santa Fe, Enterprise Green Communities and the Enterprise New Mexico office. The objective of the competition is to design a multi-unit, residential housing compound on a ¼ acre city-owned vacant lot in downtown Santa Fe that will provide affordably-priced homes that complied with the new City of Santa Fe Green Building Code. NEEDBASED Inc collaborated with WAMO Studios on this project.

2008: V-Site Restoration Project - Project Manager (Crocker & Associates)
National Trust/Advisory Council on Historic Preservation Award for Federal Partnerships in Historic Preservation for the V-Site Restoration Project, in conjunction with Los Alamos National Laboratory and the Atomic Heritage Foundation.
